Commercial property management
One standard acrossevery building you run.
Cleaning for Southwest Florida commercial property managers: one accountable company and one contact across the whole portfolio, so every building holds the same standard and tenant complaints stop reaching your desk.
Written for the property manager
A different cleaner in every building.
A tenant emails about the lobby glass covered in fingerprints when a prospect toured, or the restroom that ran out of paper, and it is your name on the reply. Reach the last cleaner’s account manager and you get voicemail. The crew changes so often nobody on site knows the building.
A property manager running several buildings does not need several cleaners to chase. You need one that answers: a single contact across the portfolio, the same crew that learns each building and its after-hours access, and a log that shows the work was done before a tenant asks.

The difference
A dedicated manager. Guaranteed.
Sabal runs the full program a national company runs: nightly janitorial, floor care, day porter, and event turnaround. You get one dedicated manager who works these buildings, knows your portfolio, and is guaranteed to answer when you call.
Every building is checked against a written scope and logged with a dated photo, so the same standard holds whether you run one property or a full portfolio. When a tenant flags something, the proof it was handled is in your inbox. See the standard.

Request a Walkthrough →What is included in commercial property management cleaning?
Commercial property management cleaning covers the shared and tenant spaces across a building: lobbies and entries, restrooms stocked and sanitized, elevators and corridors, floors vacuumed and mopped, and high-touch surfaces disinfected. Sabal sets the exact task list for each property at a walkthrough and writes it into your contract.
How often should a multi-tenant building be cleaned?
A multi-tenant building is usually cleaned nightly or three to five times a week, with restrooms, lobbies, and elevators getting the most frequent attention. Higher-traffic buildings need more, smaller properties need less. Sabal sets the frequency for each building in the portfolio at the walkthrough, based on its actual traffic.
Do you clean during or after business hours?
Sabal cleans commercial buildings after business hours, once tenants have gone and the crew can work without disruption. For buildings that need a daytime presence, a day porter keeps restrooms, lobbies, and common areas presentable while tenants are in. Many property managers use both, the nightly clean plus a day porter.
Can you customize a cleaning program for each property in our portfolio?
Yes. Sabal writes a separate scope for each property in a portfolio, because a two-tenant office and a busy mixed-use building do not need the same program. Every building gets its own task list and frequency, held to one standard, so you manage one company instead of several.
Do you provide a dedicated crew for each building?
Yes. Sabal assigns the same crew to your building so they learn its layout, its after-hours access, and which floors need extra attention. The commercial cleaning industry averages around 200% annual turnover, which is why crews that start strong often slip. Sabal answers that with retention and a crew that stays.
How much does commercial property management cleaning cost?
Commercial property management cleaning is priced per square foot or per building, not as one flat number. General office cleaning runs about $0.09 to $0.20 per square foot industry-wide (ISSA), and Southwest Florida buildings often land near $0.08 to $0.18. Sabal quotes a flat monthly rate per property after a walkthrough.
Are you licensed, bonded, and insured?
Yes, Sabal is licensed, bonded, and insured, and sends its certificate of insurance before the first visit.
