Floor care
The floors that wear first, kept on a cycle.
Strip and wax, buff, burnish, terrazzo and hardwood for Southwest Florida commercial properties. The lobby, the entry and the high-traffic floors renewed on a planned cycle, so they never reach the point of needing a rescue.
Why it matters
The floors that wear through first.
Most buildings only call for floor work once the lobby has already gone dull, the finish has worn through the traffic lanes, and a board member or a tenant has said something.
Sabal runs floor care on a planned cycle instead. Strip and wax, buff and burnish are scheduled around how fast each floor wears here, so the finish gets renewed before it wears through and the lobby never reaches the point of needing a rescue.
What’s included
The hard floors, renewed on a cycle.
Strip & wax
Old finish stripped down to the tile, then rebuilt with fresh coats, so VCT and tile read even instead of yellowed and streaked.
Buff & burnish
Between strip cycles the finish is buffed and high-speed burnished back to a hard, even gloss.
Terrazzo polishing
Diamond-polished and sealed on its own schedule, the way terrazzo needs, not scrubbed like ordinary tile.
Hardwood care
Cleaned and maintained with the right finish for wood, so the boards in the grille or the pro shop hold up under covers.
High-traffic lanes & entries
The lobby, the entry and the main corridor, the strips that dull first, kept on the tightest part of the cycle.
Between-cycle touch-ups
Scuffs and heel marks spot-repaired between full strips, so a worn patch does not wait months for the next coat.
Floor care is the recurring finish work on hard floors. Deep tile-and-grout restoration and carpet extraction are separate pages, run by the same crew on the same standard.
Who answers
A dedicated manager. Guaranteed.
Floor care goes wrong when there is no one to call about the schedule. Every Sabal account gets a dedicated manager who knows your building and takes your call, so the cycle stays on track and a problem gets handled right away.
Sabal covers the full scope of a national company: janitorial, floor care, day porter, event turnaround. It runs on local crews and a manager who works these buildings every night, so one company covers the full scope and still knows your building.

Request a Walkthrough →What is included in commercial floor care?
Commercial floor care covers the periodic hard-floor work that keeps a building’s floors from wearing out: stripping and waxing VCT and tile, buffing and burnishing between coats, polishing and sealing terrazzo, and maintaining hardwood. Sabal sets the floor types and the cycle at a walkthrough and writes them into your contract.
How much does commercial floor care cost?
Commercial floor care is priced per square foot and quoted after a walkthrough, not as one flat number. General commercial cleaning runs about $0.09 to $0.20 per square foot industry-wide (ISSA), and Southwest Florida work often lands near $0.08 to $0.18. Periodic floor work like stripping and waxing is scoped by floor type and condition.
How often should commercial floors be stripped and waxed?
Commercial floor care runs on a planned cycle. High-traffic lobbies and entries are typically stripped and waxed a few times a year, with buffing and burnishing in between to hold the finish. Terrazzo and hardwood keep their own schedules. The right frequency is set by traffic and floor type at the walkthrough.
What is the difference between floor care and nightly janitorial?
Nightly janitorial keeps floors clean day to day with vacuuming, mopping and spot-treating. Floor care is the periodic restoration a mop cannot do: stripping old finish, laying fresh wax, burnishing to a gloss, and polishing terrazzo. Most Sabal accounts get both, the nightly clean plus floor care on a cycle.
Are you licensed, bonded, and insured?
Yes, Sabal is licensed, bonded, and insured, and sends its certificate of insurance before the first visit.
What areas do you serve?
Sabal serves commercial properties across Southwest Florida, including Fort Myers, Cape Coral, Naples, Bonita Springs, Estero, Marco Island, Punta Gorda, and Port Charlotte, throughout Lee, Collier, and Charlotte counties.
How do I get a quote?
Request a walkthrough. Sabal walks your building, measures the floors, and returns a written, flat-rate proposal. A real bid comes from seeing the floors and their condition, not a number quoted over the phone.
The next step
Let’s walk your building.
A real bid means walking the building, measuring the floors and mapping each surface type, not quoting a rate over the phone. Book a walkthrough and we will scope the cycle with you in person.
